To purchase a 4plex as an investment one can do so with 25% down payment and to purchase a 5 unit, with current rates and the likely rents in place, the down payment will usually be higher than 25%, more like 35%-50% for it to debt service. 5% down payment will be limited to 4plexes around roughly $1.5M ish (which would limit one to areas such as out in east county, south county or inland north county, such as vista and escondido...this is a great opportunity if used wisely, as buyers have previously only been able to purchase a duplex with low money down using FHA and 3 and 4 units typically required 20% to 25% down even for owner occupied.
