From my researches I found an idea of laying a water pipe and instal a set up for sprinkling water automatically.

@Michael Jackman  Owner occupancy is not a requirement but maximum allowed square footage for ADU is 800 and all the units must be Sprinkled to meet fire safety codes.

In addition, there are not many comps in the area (Atlanta) as many duplexes are sprinkled in primarily single family home neighborhoods.
