I believe that this business needs to be approached with caution and respect because if you get reckless then it can cost you.

Typically there is other verbiage included in the hold harmless clause:"other than as a result of willful misconduct, recklessness or sole negligence of Agent.""

yup, I've recently thought about selling my properties here and start looking for bigger properties outside of the area because investors are becoming reckless again, pushing prices above cashflow thresholds unless you are paying cash.
