They had already paid the full security deposit and met us at the house to give us the first month's rent when we discovered the theft.Given the many moving parts of your renovation which are out of your control, I know I'd sleep better by not juggling tenant commitments and showings and money until I felt the move-in date could realistically be within 2 weeks; i.e., wait until the beginning of February to see where things stand.

(considering what you three mentioned) I've got a price that works for me, but it's relatively lower then their asking price - roughly 80-85% lower.As an aside, I'd like to bring a contractor along, but becuase juggling schedules can be hard, it might help to go without my realtor, is this a faux pas?

Most landlords build that into the price when they make an offer, since it's more cost effective to delead around your schedule and when you buy it empty, than when you are trying to rent it out and juggle a deleading.If you are going to be a MA landlord, you'll find LOTS of other ridiculous MA laws.
