I heard on Fox News this morning that the insurance industry has identified 80 high risk zip codes. 78 of them are in Florida.Back to back Florida hurricanes aren't helping the insurance rates.I also heard on the news several days ago they believe 15% or 18% of Florida residents are planning to move to other states.

I never got the impression your remarks in this thread were ever intended to mislead or convince real estate investors they can reach 100% anonymity but you know as well as me that many who review these forums interpret everything they read as indisputable fact and I was merely clarifying that one section of your post which could trip some folks up. 

I work 3rd shift and usually turn my phone off when I sleep during the day and this morning he FINALLY came to the realization that I want him to just make decisions about everything if I’m not available.

I would take a trip to see your investment if you have the time.. but I do work with plenty of investors with limited time, that buy plenty of successful deals without ever seeing them.Getting a full inspection of the house should give you better insight into the property than even if you were to just walk it, so you should be fine. 

I check market EVERY morning and email out deals I see as good to my clients as well as run my opinion on the stuff they send me.
