I spoke with a paralegal about this recently and he was insistent that I should use a separate guarantor schedule instead of having the parents co-sign the lease as it would affect the validity of the lease itself in Ontario.

Non-responsive, and passing the buck - we had to get the "owner" to turn on our water meter, and the "owner" was HUD, and they insisted that we had to deal with it even though the City of Seattle said we couldn't.

Another reason I insist on my broker holding the EM....in the event of a deposit dispute a title co. canNot make a decision, you have to go to court.
