You may be able to work together with someone to provide most or all of the down payment, fund a rehab, or provide some other type of partnership and/or short term moneyAs far as resources go, I can't recommend books that directly speak to your side, but I can provide personal case studies from my own partnerships with private lenders/money partners and I can also highly recommend the book "Raising Private Capital" by Matt Faircloth.

The two ways to gain this equity is either through a natural market appreciation, which is aggressive in a 1 or 2 year time frame for a duplex, or through forced appreciation.So as part of your plan, you may want to consider purchasing a multi that needs work, fix it up (perhaps with you doing some or all of the work, depending on your skill set), and raise the value that way.
