So far they are performing better than their projections for cash flow.One thing I really like about them is they hold a 30% interest in the properties, which translates to a high motivation to managing them well for the best return.

Be careful looking at comps saying "in the neighborhood" it could be a block over and be another subdivision and that can make a big difference.Good translations !

My experience was a commercial property, so I'm not sure if it translates across all asset classes.You can find money for historic rehabs at all levels of government - federal, state, and municipal.The federal program is administered by the National Parks Service (https://www.nps.gov/tps/tax-incentives/before-you-...), and it gives you a 20% credit on Qualifying Rehabilitation Expenses (QREs).
