I usually submit a Cooperating Broker Compensation (CBC) form with the offer, which specifies my split of the commission.

Most lenders are quite cooperative with the contingency because filing a judgment costs the lender thousands$$$.

To do the short sale, you'll need homeowner cooperation.

For me this would be a simple cooperative assignment where I would put the property under contract and find a tenant/buyer to assign to.

The price is still by far far far too much for me to be able to afford it for myself but I think, there would be high profit to try to do some online marketing and cooperate as a middle man between seller and buyer, make my own marketing listing, put higher price on it and pray that seller is honest enough that he will really send me the difference in price for my profit to via bank wire transfer to my European bank account.However there is a problem: The original listing ( *** ) was on agency's website.

If the sellers won't  cooperate, it's a dead deal.  

I was just curious if any of you had  luck using auction houses such as Alex Cooper or Hudson and Marshall to find your deals.
