In order to be able to offer my clients who are selling their homes expedient close, I need to expand my list of cash buyers, waiting by to take deals as they crop up (this is assuming I do my part by locking up those deals at .70 on the dollar).In the past it's been a shame to find a killer deal and realize that my investors have their hands full.

Best towns around MT i think would be good investment areas would be Missoula, Butte, white fish, Helena.I know someone is going to mention Bozeman but I personally think the real estate there is over priced.The desirable area in Missoula would be the South hills but if you can get a killer deal closer to the University i would say jump on it.

Other than that my searches on the topic in Pennsylvania have lead me to the following conclusion:- if it's a killer deal, put it under contract with option to assign and figure it out later.- if it's a good deal that you can buy buy it, if you can't buy it send it to another investor and build relationshipsI am possibly missing other possibilities but none that I found simple enough.The problem otherwise in trying to monetize all ok-good lead is trying to analyse everything but not everything is worth it.

If your roof has 5 years or more life on it, get a new 4-point and wind mit - but please keep in mind that shingled roofs generally last 15 years on average if Florida (sun is a killer!).
