What was the point of mentioning warrants besides adding fuel to the fire?  

How we would like to invest is by utilizing our lender to fuel the flips and residential/commercial or single/multi family rental properties.

Pace will give you the direction, the fuel and the map, the community would be the road and infrastructure, but your effort is pushing the paddle and run the engine that's gonna push the car.

Stuff that I wouldn't touch with a ten foot pole is being snapped up. 

Make sure to consider whether any market is being fueled by population job and/or real jobs being added not just increased prices.

The issue is, the people with wealth and experience would touch this with a 10 foot pole. 

I've tried calling Edison and they were nice about getting me into contact with a planner from their office but no matter what she wouldn't give me numbers of estimates other than telling me it'll cost 2grand for an easement-permit fee to even come to numbers and that's about 4 to 5 months out.I'm in contract with about 10acres out there and I really have no desire to commit if getting utilites hooked up is going to end up costing way more then I expect, I know from looking at the lot I have water on the road and I have electrical poles running all along the roads north,south and east of the property, so I'm really only thinking I'll need to run about 100ft of overhead cable, does anyone know what those costs typically run?

They are called Bandit signs for a reason my man.Bandit sign means an illegal commercial sign posted on a utility pole, street sign, or other street furniture; or any other sign placed within a public right of way or public property or on private property such that it is visible from a public right of way or public property.
