Thanks for replying, the scope of work would include bringing a backroom (sun room) up to code so that it may be considered livable space, updating two bathrooms (shower, vanity, possibly flooring), along with a kitchen update (changing countertops, refinishing/replacing cabinets, changing backsplash, sink).

We pulled a heloc of $10,000 to put new kitchen cabinets and granite counter tops in the property.

The first was $25k, without AC, cabinets, countertops, shower/tub, or bathroom vanity included.It is such a small space that we couldn't believe the cost.

Does the 185/sqft and $225/sqft include all the finishes in the inside too like cabinetry, flooring, countertops so basically everything?

Countertops: Is there a countertop material (kitchen/bath) and color you'd recommend that balances durability, cosmetic appeal and affordability?

My bank when I bought it appraised it for $100,000, so I thought the $99,500k appraisal was a slam dunk, especially since I added granite counter tops in the kitchen and bathrooms.  

It needs numerous updates, mostly cosmetic but some substantial, including new countertops.
