Unfortunately in my experience, brokers, be it loan broker or real estate brokers, have vested interest so have to take their advice with a grain of salt.

If it is near the beach, you need to keep on on the exterior of the home due to salt air as well as outside stuff like grills.It is completely doable.

I'd like to see a list of your favorite CPA's that specializes in Real Estate in the Salt Lake City area.I've had a hard time locating a quality CPA, that brainstorms with clients, thinks outside the box, and completely understands the ins and outs of Real Estate. 

@DongHui Patel I am not a syndicator, so take this with a grain of salt…if you are doing a $60 million acquisition, inspections alone could be $200k.

There are some other websites that will "review" funds but they do not let funds on there to comment or reply, so to me I take it with a grain of salt.
