For those investing in land contracts / agreement for deeds in Maryland just want to caution you.Did you know if the land contract was not recorded within 15 days of execution it may not be valid.

When I submit land contract offers I get a email almost immediately stated the seller is not interested in land contracts, I usually submit after research that there is no mortgage and the seller can do seller financing, (and then I send in the offer).

I've borrowed from at least 20 of them over the past 3 years, half of them being the local guys like Veristone, Eastside, Redmond Funding, Intrust, Builder's Cap, Inland, etc.
