In my opinion.I had a great teacher in one of my real estate classes that I took in college.  

My name is Nick Thomas and I'm an elementary school teacher living in Greenville, NC.

 I am a 44 year old teacher who suddenly inherited property in San Diego when my father passed away unexpectedly.

There is an old saying that goes, "the teacher appears when the student is ready".

For instance, think of a favorite coach you had or a teacher you loved, but you knew would say no to a silly request or excuse - so you just never went there.  

One is the owner of a trailer park, the other is a black woman who was a teacher who became a full time landlord who works with her husband who does maintenance.

Think of your favorite teacher or coach, who you liked and respected, but knew you couldn't get away with anything with.  

The following is acceptable forms of proof of income (blah blah), If self employed then the following is acceptable. 3 reference letters signed by blah blah, 4th grade teachers signature that you were a good kid, 2 pints blood to be stored for emergencies.

Someone like a coach or teacher you had.  

This week I finally found one that I like for the following reasons:- She is polite, respectful, and reasonable- She is a 5th grade teacher with a steady income over 4x the rent- She has a clean criminal record- She has good credit history and has unintentionally signaled twice that her credit is important to her- Her car and dress seem clean and maintained enough- In some online research I found out she was on the dean's list in college - She is offering to pay another half-month's security deposit to give her an advantage over other applicantsThe biggest concern though is that she has a 75-pound dug that is a mix of Chow, American Terrier, Boxer, and Lab.
