That's how I handle most of my transactions as well (buying outright for VERY cheap, rather than assigning deals that are moderately priced).

This property is in need of moderate rehab (more so than just paint carpet drywall) and I was thinking of applying for Fund and Grow program.

The idea would be to place moderate access roads and access to amenities in these areas.

I can do what I want... that doesn't mean buying yachts and bathing in the finest wines or anything silly... but having the money to travel, see the world, enjoy fine things (in moderation), etc...Beyond that, I want my net worth rising WHILE I'm retired.

It is a very moderate type of account and does not have a ton of annual growth (or decline).  

Isn't Houston known for being a moderate cash-flow market with some appreciation?

I would moderate the though process of just do it.... that's easy for others to say as its not their hard earned money..
