@Mat Sorensen Does your book contain the tax references supporting your conclusions? 

My plan is to draft up a document citing the paragraphs from the lease that state, "if no renewal is offered, tenant is expected to vacate at conclusion of lease."

And the houses depreciated physically faster with low income housing tenants.In conclusion, it worked for me and many others.  

Our only conclusion is that someone accessed the realtor's lock box and/or someone duplicated the key.

All this means you will have to buy all cash for damaged property and need more cash to fix.In summary, waiting for next year will only bring to the conclusion I just told you above.You should thank me and others here, for saving you valuable time that you probably just wasted.Time is money.Terry

A structural engineer came out and in conclusion said this "Based on the findings in the borings and the assumed foundation type (shallow footings), the structural distress is the result of the underlying moist organic soils.

Do you guys have any suggestions or what conclusions can you draw from this?
