It’s a gamble.

We have an accountant who has been doing our personal taxes for years, but last year we bought a vacation rental and he told us we owed $4,000 this year before we even gave him any of our Financials so I feel that he has either quit caring or is somehow fraudulently filing to get more from us. 

(drugs, alcohol, gambling, church).

Dumbest comment I've ever read on BP.Investing is about building wealth / income, not gambling.

The high end being $1100 puts a better light on it with the same finances but that's a gamble to think it would garner that much.

Fraudulent or negligent errors are subject to a penalty and could really complicate you issue.

It sounds like you are going conventional and your lender wants you to Not show the private money as an additional loan......if so, shaky/fraudulent.

They screen out a lot of fraudulent claims.
