Hey all, I have questions on thickness of countertop materials.

I was wondering what kind of countertop does investors recommend?

Over the last few years I have renovated all 3 floors with new plumbing, electrical and all the cosmetics like ceramic tile, granite counter tops.

The average floor (section) weighted around 10,000lbs or less and the list goes onBut whence getting into it here's what we finally had to do:That's not to mention the caustic and carcinogenic materials and chemicals i.e. formaldehyde and asbestos used in the particle board sub flooring, countertops, insulation and ceiling materials, etc.

Overhead lights in rooms, all sinks with overflow holes, countertop that needs low maintenance. for some furniture we used consignment stores.  

New floors/carpet, new paint, new kitchen appliances, new countertops, new bathroom vanity.

My budget is limited, so having already addressed what I think would be considered necessary for this property, I am trying to determine how best to allocate remainder of my funds, both to attract a higher income renter now, and keeping in mind long term maintenance costs.I think I can afford one or two of the following three options, but not all of them:-Kitchen countertops terrible and need upgrading. 

Financing rations have changed, that changes who can qualify for a mortgage, that influences the market, housing starts, inventory, home affordability, quality of life, where Bobby may get to go to school. should we put granite counter tops in this spec flip or not?

I am flipping my first property and negotiating with a few vendors to get better pricing (cabinets and countertops etc.)

The kitchen features brand new SS appliances, gas cooktop, custom cabinetry, custom back-splash, quartz countertops, expansive island w/eating space & brand new windows.
