I won't bite off more than I can chew, but just want to hop all the way in and not bothering to check and see if the water is cold or not (if you catch my drift).That being said, how do you experienced folks feel about buying a portfolio of rentals from an investor who is trying to get out, as opposed to SFH's individually?

At first, they seem all over it… But over time, they drift away.Originally, my plan was to have 5-10 agents keeping an eye out for properties for me… My conversation was… “Every property you help me buy, you also will list one for me”… My new plan is to have ALL of the agents keep an eye out for me… I will be doing regular mailings to ALL the agents in my area, and make it a point to call and email them fairly often also… The best deals I have gotten have been when the agent is the listing agent… Seems like they always call their clients (me) when they have a double commission at stake… So with this new strategy, it will put me in front of all the listing agents… P.S.

I'll bend a little on credit scores if they give me 3 months bank statements and their spending seems to be controlled (a small float, no overdrafts, bounced checks, regular bar tabs, etc).

And I mentioned earlier in the thread that the flooded the master, resulting in me having to pull up brand new LVP and replace because they didn’t tell tell me as soon as they noticed an issue (floor is floating so water was trapped underneath, for some reason didn’t think I’d care to know water was seeping up through the baseboards).
