Currently looking for good general contractor recommendation capable of doing flooring, paint, granite countertops, master bath remodel.

Put new kitchen cabinets, countertops, and reorganized the kitchen layout.

and appraisers couldn't care less what you spent or how hard you worked or your new granite countertops. 

I like to install LVP and midlevel countertops and cabinets.

Updates made were: new windows, new electrical system new doors throughout, new flooring & paint, new granite countertop and tile backsplash, new appliance package, new garage door, and new exterior paint.

Single paint color throughout, textured drywall and stucco, mid tier vinyl plank flooring everywhere except bathrooms which are standard tile, pre-painted shaker cabinets with plywood boxes and quartz counter tops.

@Josh Klein what are you seeing the cost is to build a 3bd/2ba house on a crawl/slab, with basic finishes(laminate countertops, stock cabinets etc.)?

If this house is 40% larger than all the STR in area expect to be the party house and use porcelain tile floors, concrete polished countertops and indestructible appliances. 

It would be a first for me.If this were a property that didn’t need all this work, it would rent well, though the PP wouldn’t be $60k it would be around 125-134k from what I’ve seen of sales and comps.I realize that I don’t know anything of labor costs until I get an ‘estimate’ from the GC but the materials I have priced to the extent of roof, hvac, painting, flooring (if it needs or would be pulled up and new put back down), dry wall patching (minor), garage door, interior doors, 2-exterior doors, kitchen cabinets/counter tops, appliances.

Nobody cares about marble countertops in the ghetto!
