Has anyone used the portable self storage units rather than building a building on a cement pad. 

Carpets even when treated delicately only last a handful of years, even a moderate spill can do permanent damage to the padding underneath unless you pull it all up and dry it.I assume you mean in your garage you did that?

Everything from leaving kool-aid sitting for a couple days to setting hot pots down to using it as a chopping board will mess up the finish.If you want to gift your tenants with hot pads and cutting boards, it might be workable, but I personally don't see how polyurethane is going to hold up.  

The bad news about dog urine/smell in carpets is that the urine travels thru thru the carpet and then into the padding and onto or into the subfloor, what ever that may be made of.

TSP was not available as a residential cleaning agent in Greece, so I made due with soap, all-purpose cleaners, laundry detergent, and scouring pads.

@Alejandra Stack Nobody is right now, the Department of Veterans Affairs themselves are the ones who put the brakes on the renovation loan.

For my short term rental I use the Wink Hub 2 with a Schlage key pad.

The problem with dogs under 20 pounds is that they can be harder to housebreak and (some) people tend to train them to use puppy pads instead of going outside.  

I applaud your tenacity for being willing to take it on, but you have to be careful to properly account for everything in your numbers up front and keep a large pad for the unexpected.

And that’s not even including all the garbage extra fees where we all know management companies pad their stats.
