I normally use 40% as that comes close to what I see across my portfolio, and is rounded up (and that includes the management fee paid to my main company mother ship)

Wayne Brooks - because Alabama Power technically owns the first 10 feet of water extending horizontally from the shore, the only way to transfer any right to docks, etc, is through licensing.
