Now, Scott, that makes sense to me.And don't let me take away from the value of assessing the lender's opinion, the realtor's opinion, and the appraiser's opinion, but just take it with a grain of salt of where each of them is coming from.Just because your lender will loan on it, doesn't mean you're going to make money on it.

I'm not an experienced landlord - so take what I say with a grain of salt - but I completely agree with @Elizabeth Colegrove   I wouldn't want a tenant in my first, or any of my future rentals making an unapproved repair and then passing the bill on to me.
