She may not have even mentioned the possibility of a short sale negotiation to the seller...therefore, if the seller doesn't know the bank may accept less than what is fully owed, then of course he will reject any offer that is less.Your issue may be with the realtor.

I found it doesn't matter what you write with him, you have to be verbally clear and reject what isn't acceptable and then he will do it my way However I want to ask here if it is usual to get just the PM bill ,If it is I will go with the standard and not request the trade bill for such repairs I can live with that.
