Michael Shuster Why The Rich Get Richer - They Buy Low-Sell High!

I think one of the biggest sayings that override most things is:It's not what you make; it's what you keep.I don't care if you're in the rat race (btw if we didn't have enough people in the rat race, who would be writing programs to keep your money safe at the bank, or checking the brakes on your car, or waiting on you at nice restaurants?)
Kellen M strong cat urine odor

I once sold a house years ago that had equity in it to an investor. The seller was in financial hard times. The house was paid off but then used a loan from a predatory lender who was now trying to foreclose. So I listed for them with plenty of equity left. The seller ended up selling and still getting 15,000 from the sale. The lady had a few cats and then took in strays. The cats started breeding and then more cats showed up under the crawl space where the vent cover was broken and they would go in and out. There was at one point before I listed it 55 cats in there.Animal control came out and got 48 cats out,3 were dead, and 4 were too wild and ran out of the house. She kept most of them in one room and a few in the living room.I tried to help her by cleaning the room and used every cleaner imaginable.I don't care what people say about cleaners they don't work. The only time is if it's just a few place and the carpet pad and subfloor isn't soaked or they sprayed on the wall but not in the corner. If the urine gets under the baseboard or in the corner forget it.You will have to tear out the sheetrock in that area and clean behind it.For subfloor depending on how deep it has penetrated the wood you can sand the top surface off to get rid of the smell. If it's deep you have to rip the subfloor up and replace. What you need to do is take a portable black light and walk around every area inside of the house and outside to see where the marking has occurred. It it's simply the walls and not the floor or corner you can clean easily. You will know by the black light how extensive it is.

Regarding their products or any one elses, you should never use a product under a 3mm if you are concerned about appearance because sub 3mm thickness will telegraph unevenness in the subfloor on glue down; under a 4 mm on floating floors of the actual material not including the pad.
Paul S. Providing Lawncare to Tenants in a SFR

@Jason CrainI like the idea of making a little extra for providing the lawn care but I am not sure with the prices I have been getting quoted I could pad the cost that much.
Michael Fortier Park owned homes vs Resident owned homes

Once bought then how to clean up such a park and convert POH to TOW (tenant owned) is the business model. The hard part (ignoring the huge problem of cleaning up such a park) is getting the seller to accept an offer calculated as:Number of paying pads x 12 x $equiv lot rent from surrounding parks x 0.5 (50% expense ratio) / 0.1 (or higher) for 10% cap rateAdd in nominal value of the homes, $3k for old homes on up a bit.

Cat food is higher in protein than dog food; thus cat urine has a higher urea content; VERY difficult to get out of carpet/padding/floors.

Account Closed Better Wholesaling Strategy

Using the traditional wholesale method in my market those not work as well in comparison to your market. In the NYC and NJ market the sellers are different type of breed of people and they have back out many times for silly little things, I am sure in your market a hand shake is a bond but in this market time is your enemy and whatever way you could prevent a seller from backing out, this is an added option for it.I dont know why you want to focus and the"stress statement" that was just added information but that doesn't make or brake this strategy. The conclusion, many responded here that using the MLS would get you a higher profit margin.
