Things like discounts for purchasing flooring, cabinets, or counter-tops in bulk are common.

So if I were to put ~$12K worth of renovations to the studio (new kitchen counter tops, cabinets, furniture, paint) and based on my research, I should be able to rent the place to a mid-term renter for $1,000-$1,300 per month (+$300-$600 more than what it is now).So based on my situation, these are the current option I am thinking of:a) Lowest Level of Effort: Bump my tenant's rent by $150 with no renovations or value adds to the unit.

With a few other small kitchen upgrades like doing a backsplash, replacing an old range, and upgrading countertops, we think we could potentially get $950-$1000 for our unit (which will be the plan anyway in a year or so when we move out).

Everything internally (like countertops, etc.) is more a matter of working with the right subs with your plan.

We added granite countertops (because that was my day job then), painted the kitchen cabinets and that was about it.

We are pumping in some sweat equity: killing all the weeds and doing a non-organic mulch and river rock yard, power wash and paint the wooden fences, resurfacing all cabinets, faux-marble epoxy on the counter tops, and redoing the floors (there is a mix of scuffed up hardwood and wood appearing panel...looking to just make it all panel).

I buy from a small design company who sells and installs tile, countertops, windows, flooring, etc.

I get countertops and vinyl siding from local specialty stores.
