The eviction will go on the tenants record and any LL or PM will find that and in all likely hood reject.

So, once the number for which a deal will work is known, I imagine it is simply a matter of being willing to make alot of offers knowing that most will be rejected but the play will be to find the sellers who make a counter. 

My realtor got the super long contract, we filled it out, 2 days later it was rejected for a set of initials in the wrong spot.

While I´m not in the business to piss people off, I also have absolutely no problem asking for something - rejection doesn´t bother me, and if it results in some home-run deals, then all the better.

Realtors with "investor" mindsets understand they will make many offers that will get rejected, but will do it for the business investors will provide to them.
