@Bill Gulley@Jeffrey Goldman@Micah Copeland its exactly these questions and the responses that are really give wholesaling a bad name here you have someone who wants to do this but does not really know what to do but is ONLY worried about him getting out of the deal no worry for the poor seller and the predicament you could put them into with your basically false contract.. then others who think its perfectly ok to just stick Wiesel clauses in these deals while you throw up a bunch of crap and see what sticks... what ever happened to being honest forthright and getting your ducks in a row before you start...

Only with this particular tenant, we had tower rack pulled out of wall and with this countertop crack the way shown, I suspect between it is either a damage through false usage or natural weak point as few colleagues have mentioned.I am working w/ granite fabricator try to have this repaired and hopefully we can add support to prevent this from further damage.I really appreciate everyone's input on this issue.

I do think $25k is almost absurdly low, and it is likely a much higher offer would still give you a good deal, but do your homework and make the offer that would work for you.
