I think three days is allowable in this situation.If the unauthorized tenants remained after doing so, you can get a real estate attorney to write a legal but threatening letter for a three-day notice to quit.

This article might be of help:http://www.nolo.com/legal-encyclopedia/tenants-rig...If it's been over 30 days, I think I'd threaten to sue him to get him to let her out of the lease, based on the landlord's refusal to mitigate damages.I'd write a letter something like this:Dear Landlord,Please consider this a written demand to terminate my lease agreement immediately.

You don't want to be accused of retaliation for the complaint but basically this tenant relationship after threatening to sue is not going anywhere good so now or later you are going to want to get the tenants out of the place.
