He's the first person I stumbled upon who mentioned anything about simply taking over payments and stretching out the time (for the refi).Additionally, seller financing isn't just a good strategy for retirement, it's a great strategy IMHO for buying/selling--period.Furthermore, unless one puts his/her equity to work--via a combination of cross-collateral, a bank loan, and/or seller financing--that equity is simply collecting dust.

Hi Everyone -I'm glad I stumbled on to this thread as I am looking into making some commercial real estate investments in Queens NY, specifically Sunnyside.

Everyone prefers overhead lighting than plugging a lamp into an outlet and stumbling over there to turn it on or off.

I can get through 200 or so in an hour if they are all within the same area.The benefit to doing it yourself is you pick up a ton of useful information about the individual properties along the way and also quite often stumble onto other deals and you will stat to see trends in an area. 

While continuing to watch East Point, I stumbled on Union City, GA which is less than a 30 min SW of Hartsfield Jackson airport.
