I needed to replace a washing machine in one of my rentals.

A machine that you set up and it makes Money for you.

If food cost,rent,labor go up or store needs to be re-imaged or machines need replacing etc. then I can have next to zero profit.   

That's a cog in a machine not an exceptional life.

Their market is really tough for rehabs right now, very little margin unless you can create a marketing machine and really sniff out deals...even then, the deals are really difficult to come by.

I've used it and been pleased with the results, and also have an ozone machine I have used to get odors out of the air as well.
