When the 'low bid' number is already within the range of acceptable profit, the smart business person who has already expended a fixed amount of their limited company resources to get near the finish line of the sales process, the smart one is going to short-cut the the process by at least 'taking a shot' at it and closing the sale immediately rather than submitting a blind bid.

Determine how these will be paid, by you or your tenants, directly or indirectly.If you do the landscape maintenance and the cleaning of the common areas yourself, you will be expending your labor but it can't be expensed as a cost of doing business.

Peter has actually said this before but I am going to reiterate: with this class of tenants, there is NO expendable income, so it's not like they are trading something for the other, if they get laid off or get sick or (name any inconvenience), you're not getting rent that month.I have bought quite a few rentals in decent areas with very poor tenants renting for well below market rents, and it has become a moral and ethical struggle for us.

The top 3 that bothered me were :1) Property manager has the right to expend up to $400 for property repairs, maintenance etc., without my consent.2) 100 % of one full month’s rent to be paid under every new lease.3) 50 % of one full month’s rent to be paid for every renewal or extension of lease.My property will rent for about $1400 per month.
