It will stick for years.If you can sell for a loss or other ways to avoid late payments and foreclosure then go for it.See if the lender can work with you on a loan modification so that they do not have to foreclose.

Make sure you add an addendum to the lease that under no circumstances are any modifications that attach to the exterior walls, railings, decks or roof allowed.

This is even more vital in the mobile version because the darned keyboards allow for typos too readily and the stupid autocorrect can sometimes really mangle things even more.
