It will stick for years.If you can sell for a loss or other ways to avoid late payments and foreclosure then go for it.See if the lender can work with you on a loan modification so that they do not have to foreclose.

Make sure you add an addendum to the lease that under no circumstances are any modifications that attach to the exterior walls, railings, decks or roof allowed. 

It is vital to make sure you have strong leases, addendums and screening policies that follow your areas guidelines.
