To buy out of my area, I would need to include transportation, lodging to see the house prior to purchase. 

Location is key and with colleges and universities and public transportation growing, you can find properties like this.

I consider population size, unemployment rate, transportation, good income or credit, property tax, income tax, tax incentives. 

Con itself, Food, Hotel, Transportation, etc. 

As soon as the modular units are transported to the job site, the entire 3-story building will be standing within about 7 days. 

Limit your expenses - if it's not housing, food, or transportation, don't spend money on it - think long term, delay gratification, scrap like crazy to make as much money as possible.

It's location makes in a great spot for transportation & logistics as well. 

We're not a big public transportation hub down here in the south, so everyone has cars and we drive everywhere...living a few more miles away from town, is just not as big of deal as it is in other parts of the country.With all that being said though, if you can buy it for $130k....it's probably worth it.Good Luck,Jay
