It's not unusual in hot markets for some houses to spend months in the upset bid process. 

Not unusual for docs to have $400,000-$500,000 in student loans or practice startup costs and $50,000 or so in income during residency. 

This seems unusually low, but maybe I misunderstood.

Would it be an unusual process to just look at their properties, run my own numbers to compare to what they are advertising, and go from there?

It is not at all unusual for a unit to last 20 years or more with maintenance.

This is an unusually big drop and big rebate according the person I'm working with, but not unheard of.
