Even though carpets are professionally steam cleaned between tenants it is not unusual for someone who does not have a pet to walk in and comment about a pet odor (and this does not have to be from animal "accidents"; but simply from a pet living in the area.)Ironically I do animal rescue myself (cats and dogs) so no carpet in my house!

The lending market is quite competitive these days and you might be able to find a 30-year fixed if you have the personal income to support the loan.Without knowing the particular details on the unit it's hard to give a full opinion, but if it's in Boston proper, even an unusual unit should sell relatively quickly at the the right price.

I believe that's why most title companies ask for an explanation if the dated date on the deed is unusually early than the recorded date and may refuse to rely on the recorded deed and require a new one to insure title.
