I have had offers accepted for less than half the asking price a week after it hits the market, and I have had offers rejected for almost full price after it has been on the market for a long time.Always use YOUR numbers to analyze the deal, not the seller's numbers.Best of luck.

Reason being a real estate agent has little incentive to continue holding onto your listing if you no longer want to sell - You as the seller has the right to reject every single offer, even if it is higher than listing price!

We have a unit sitting vacant since mid-October, rejected 8-9 apps so far.  

Scripts and their repetition become very  boring especially after receiving a so much rejection from prospects who have heard it all before you came along.

As people leave the open house hand out the application forms with clearly written instructions indicating any missing information on the form will be a automatic rejection.

@Paul Fagot: Did you ask the buyer why the POFs were rejected?

There are many reasons to reject applicants and normally all a rejected applicant is told is that someone more qualified has been accepted.

What I would do is give them two options, 1) Inform them they are rejected if they do not come up with the full cash payment prior to move in or.......2) Have them agree to sign a new M2M lease allowing them to move in and pay the rent as they have offered on the Friday.

Agent said I was probably out of luck, selling bank had already rejected high bids as high as $60,000. 

The property had been on the market for awhile so after the seller rejected my first offer they waited a few weeks before we started conversations again.
