We've used coin-op machines in the past, however depending on if you are renting A or C properties, there could be serious damage if tenants abuse the machines. 

I also assume total rehab to be $3000, thinking that I might need to buy dishwasher, refrigerator, washing and dryer machine for both units (one for myself and one for the rental unit).The rental rate for the other unit is assumed to be $1000/month.

Other than that you're talking ridiculous time with a coring machine. 

They are a few sheisty-sounding hype machines on there but the majority are knowledgeable folks.  

Obviously the Marriotts, Hiltons etc of the world have very powerful marketing machines and brand recognition which adds intrinsic value to the property (and they hold manager/franchise to high standards).

Better hire some machine gun toting 24 hour armed guards, then pay them off really well after it's done so they don't come back the day after its finished and gut the place to whatever they can on the black market.
