Partnerships are all about shared responsibilities.You have a limitation in being deployed that you can't actively manage the property.

I've moved my family four times in four years, twice alone because my husband was deployed!

In the meantime, I have an upcoming military deployment and my wife doesn't need my income so, game on!

It would be great to meet sometime, my firm does real estate development of larger industrial buildings but I personally have been looking to deploy capital on value-add office and multi-family opportunities here in Miami. 

@Joshua Gordon Since you are unable to take that money and deploy it based on what @Joe Splitrock mentioned above, as good as it sounds it is very interesting to get that kind of offer from this stellar tenant. 

I would take a different approach and see if I could increase that equity either through TIME (more appreciation) or forced appreciation.Personally, I won't rush to deploy that equity.

Reits will use these numbers when determining the viability of deploying capital into rehabbing older apt buildings.
