My best recommendation would be to create 5-6 different avenues from where you can be sent plenty deals on and off market and if you can do it, try incorporating some small marketing on your own!

I am also wondering if it is more tax efficient to invest in the US as a foreign individual or through an LLC incorporated in the US.. looking first at tax is probably the starting point.Forgot to say, at this moment I dont need financing to invest.. it should be easier with cash I guess..Well, looking forward to your replies!

Technically Operating Expenses include the carrying costs (interest expenses) of the current portion of your long term debt (mortgage), though I rarely see real estate investors incorporate it as such.The key thing in the beginning is you allow for all of these items when analysing a prospect.
