This is common for the lender to request this, even if timely payments don't show up on a credit report.I would never deploy investment capital in a state where "collections and evictions (are) obsolete".

The few texts I have gotten middle of the night/wknd scary type involving frozen pipes and a dislodged p-trap under the sink were followed up by "already fixed it" and these two families in the duplex being best friends have been helping each other out while spouses deploy, etc and aren't afraid to turn a wrench when needed.

If AB284 gets relaxed and banks start flooding the market again, that's when it'll be the right time to deploy investment money, pick up all the property you can or make loans because property values will dip again once the banks can dump their crippled assets.
