You need this to extinguish any future claims regarding terms of the lease, names of occupants and deposits held.If your tenant is already scamming HAP, it's not a huge stretch to think that she'll try to falsely claim that you're holding an extra month's rent.You also need a copy of that current lease attached to the estoppel.

I find considering such cases squatting is absurd because if the definition of a squatter is one that has "stayed"/established residency, if a family goes on vacation for a couple of days, only to come back finding a squatter living in their property (squatter moved a couple of personal belongings into the property), does the family now have to book a hotel elsewhere and wait through the whole legal eviction process to get back the property?

That's basically it.When I show the property if they are interested then I have them fill out an application and that's where I ask them about whether they have been served an eviction, if they have ever petitioned for a bankruptcy, if they have ever defaulted on a lease, if they have been convicted of a felony, employer, job title, start date, etc etc etc...and I let them know the filled application will be a part of the lease agreement and that any false declaration on there would be considered a lease violation.
