Well you’ve heard it from investors, cpas, cost seg specialists, so here’s the 1031 guys opinion:  any blanket statement about a process without significant experience in the process and in depth knowledge of the clients specific situation is reckless and irresponsible.Cost segment, 1031, having a second helping of turkey, taking an afternoon nap and a million other things are never always going to the right thing to do.

It's one thing to buy a section 8 triple decker when you have 12 others and a crew to take the calls and cater to the tenants and a different ball game when you have one or two such units along with a job that you can't leave for 2 hours when you get a call about the leak that was in fact caused by a reckless tenant.

So much reckless money being thrown around is bound to attract the hyenas.Unfortunately, hardly anyone wants to acknowledge this, much less discuss it.I spoke to a colleague yesterday who just got scammed out of $1,500 in earnest money from dealing with an unscrupulous "investor" who probably makes more money from broken contracts than he does from legitimate property sales!
