I would also mention the hot water radiators keep the heat longer vs forced air.There's a lot to contend with assuming OP has a boiler now and only wants to swap out a boiler without disturbing the radiators and supply lines currently.Now if we are talking blank slate I would do forced air all day long as its cheaper for the unit and running the duct work.

But definitely recommend staring with SFR longer term rentals for first time investors.

Says my house is zoned R75 and the boxes for multi family use, short term rentals are both blank - nothing in them, which according to the email I received, indicates that these activities cannot be done there.

There were 4 blanks in the panel , no reason to open it .

It's actually my ira account at the custodian. but they said we go by what's on EIN letter.I have done so much research on this, read forums, and point blank asked the custodian (they told me they legally cannot advise me) and it seems I cannot get a clear cut response. how have you guys done it??

The a little over $2 per square does sound like the rate for a blank retail space.
