My husband is on deployment, this is the first time we've rented and don't know where to begin.

Making an average of 7k to me does not seem worth the capital investment when I can likely do 3 brokered deals in the same time frame and make an average of 2k per deal without having to deploy all of that capital.

Then deploy your capital wisely by partnering someone who can add value to. 

This would be the best shot of finding out, but with three different options you have ready to deploy you should not have a problem using one of them! 

That gives you an option to deploy your equity quickly if you find a great deal, but doesn't leave you with a pile of cash and no where to put it. 

You may know someone who has a self directed IRA, equity in their own home they may want to leverage, an inheritance, or other source of money they want to deploy.
