we love Philly but have not found a good outlet for attractively priced turnkey so we have to do the rehab

I have found some hard money or crowdsourcing lending outlets that do this though.

I remember my dad replacing ours when I was a kid and the outlet pipe was almost fully closed off with buildup.

I'm just curious to see if FB, Zillow, CL or any other outlet would be more/less effective when used for properties in the suburbs vs. urban areas. 

Also, Sears Outlet stores sometimes have some one of a kind and out of box units marked down.  

We had used this company last year for some outside light replacements so it was a small, couple line item project with no issues.We never had a signed contract for this new work and it all boils down to the worker charging us $2000 to cut holes in drywall which I specifically stated that I would cut the holes, and on the final invoice the owner changed the wording to be installing outlets in the kitchen... 

And yes, each and every toilet, sink, electrical outlet is more potential work and more money gone.
