I feel a lot of office space here in Utah is not being utilized fully is an other reason.

I'm assuming you're reffering to UT Austin?

I just got a notification from the city of Salt Lake that I am required to obtain a business license in order to operate rentals here in Utah.

Construction and labor materials are way up so most projects do not pencil unless in the hundreds of units and up.I do have one client building about 80 units in Utah but will command very high rents per door with snow and skiing close by.

Here in Utah there are two companies to handle this.

I also am buying one local in Utah (probably a duplex). 

Buying rentals in the Utah market right now is hard with the high purchase costs so I have yet to buy more than my duplex.However, I found a loan with less than 1% interest that I will be closing on in about two months.

I am open to further discussion, I should note that this type of venture should take place in states like Utah or Arizona as working with regulators is much easier than California.

I have 20 acres of unfarmable raw ground in the county in Cache Valley, Utah.

I would look at some cheaper markets such as Idaho, New Mexico or Utah
