Under bidding on the rehab cost (for drama purposes of course) and having their other half so call over spend on amenities.

Life is about balance I think is your point.. what's the use of doing well in real estate if we can reward ourselves in some manner.. if your reward is stacking up rental houses and dealing with tenants then god bless you.. that's just not my idea of reward that's work to me and having to deal with others life dramas..

It may seem harsh, but being strict is the best way to not have your tenants need to dig themselves out of a hole.  

On the flip side, stocks have never given me drama or moved out or needed repairs, snow removal, etc. 

They have already been in trouble with the state once, and if the state determines they are acting illegally again, I suspect they could face some harsh penalties including charges of brokering without a license (3rd degree felony).

I also wanted to give you the heads up on Shores of Panama because it looks great in photos but has some struggles and now there is some drama between the HOA and owners.
