Here in Utah, over the last five years, we have gone from $320,000 to $536,500, this number includes all types of housing, and single-family homes are even higher.

I would consider house hacking a multi-family or look at buying a bunch of single family homes subject to in Arizona/Utah with low interest rates that can cash flow and have relatively low CAPEX.

UBS yesterday released their prediction that the economy will enter a mild recession, unemployment will increase by 1% and this will cause the FED to move quickly around March 2024 to cut rates to prop up the economy.In Utah, our inventory has remained low and because of rates, the builders are building less...shocker.At the same time in Utah, we just had a report come out that says we need to build 27,800 housing units per year for the next 20-30 years to keep up with our growing population, I don't think we will ever hit that target with our current practices.What will home prices do nationally over the next decade?

Regardless, make sure your city and neighborhood that you are investing in have different types of STR travel demographics.For example, here in Tampa not only do we have theme park and beach tourism (#5 ranked beaches by TripAdvisor in the world in 2021), we have educational tourism (one of the largest universities - USF and then UT), and also medical tourism (we have some of the best hospitals in the country especially for outpatient services).
