I don't think we are staring down the barrel of what occurred then.In the end, some owners will have low occupancy, others will not.Like I said originally, it really depends on the area.

I was about to begin to make a spreadsheet to track my coming flips performance and thought why not see if some of the great minds of BP have already built, and would be so kind to share a blank version of it with me. 

It's almost a blank slate. 

I have been torn between purchasing an existing place or going with a blank slate and building it up. hopefully my schedule will open up to research more of the Due Diligence on Zoning and Permits this winter and then go at it next year.

Would it be better to start with a blank slate and ask for vacant possession, or to inherit the tenants, transfer the security deposit and leases to us when buying and draw new M2M lease?
